Landlord Fees


Let Only Fee: 

Varosi charge a 5% let only fee taken out of the contract in advance for finding tenants which includes the following services

  • Marketing of the property
  • Property Rental Valuation and market advice
  • Securing New Clients for your property
  • Full Reference Checks carried out by FCC Paragon an outsourced referencing company
  • AST Tenancy Agreements & Tenancy Documents
  • Moving the clients into the property 

The contracts are signed as an Assured Shorthold Tenancy and once the clients have moved into the accommodation the management and maintenance of the property will be the responsibility of the landlord unless Varosi are instructed as managing agents.

 

Full Management Service: 

Varosi also offers a full management service at an 8% fee taken out of the rent each month and a one off 3% finder’s fee taken in advance. The service includes all from our let only service plus the following:

  • Collection of the rent each month
  • Quarterly property inspections
  • Out of hours emergency numbers
  • Point of contact for any problems
  • Registering the clients’ names with all utility providers
  • Contract renewals and to handle any notices if needed
  • Re advertising the property when the current tenants wish to leave
  • All deposits will be protected within our deposit protected account using the deposit protection service (DPS) www.depositprotection.com
  • Marketing of the property
  • Finding Tenants
  • Full Reference Checks carried out by FCC Paragon an outsourced referencing company
  • Moving the clients into the property

 

Let & Rent Collection:

 We will charge a 7% fee out of the contract payable in advance which includes all of the Let Only Service and additional collection of the rent on a monthly basis forward to the landlord via Bank Transfer each month along with the rental statements.

 

 Individual Check Out Fee: (Client not housed by Varosi)

 If you have tenants in a property and may require a check out service only we can offer our services at a set fee of £150.00 which will include the following:

  • Completion of a standard check out form signed and dated by all parties
  • Detailed report will be taken of the property including dated pictures for evidence
  • Meter readings and the clients forwarding details will be taken
  • Collection of the keys

 

We also ask if the landlord can provide a copy of the original inventory taken at the start of the tenancy before the checkout report is carried out.

 Inventory Reports:

Inventory reports are available for both our let only & our full management services with the charge for the inventory separate and the price depending on the size of the property.

 General Additional Fees:

 

  • Gas Certificate:                                         £85.00                  Valid For 1 Year
  • Electrical Certificate:                                £140.00               Valid For 3 Years
  • Energy Performance Certificate:               £65.00                  Valid For 10 Years

Landlord Selling Fees

Varosi charge a 1.0% Sole agency fee and a 1.5% Multiple Agency fee to sell a property. Although subject to contract, the usual duration of the seller’s instructions is three months and the termination takes effect immediately on the expiry of the contract. After two months the seller has the right to terminate the contract/instructions without a financial penalty by giving us two week’s notice, all charges are subject to contract and If the vendor is not happy with a 3 month sole agency period than other terms can be negotiated. 

In relation to sole agency we need to draw the attention of all our prospective client sellers that there may be a dual fee liability when the seller has previously instructed another agent to sell the same property on a sole agency basis and other related instructions exactly as the 2006 OFT code of practice for residential Estate Agents states. 

In relation to money laundering regulations (2007) sellers are asked to provide the agency with a copy of their ID such as a passport or driving license and two copies of current utilities bills before any agreements are signed. In accordance with these regulations these details are kept for five years and a money laundering reporting officer is also appointed by this agency.
